Sugar Wharf New Podium School

A fully integrated school in a podium of a mixed-use condo development to serve the new community at Lower Yonge Precinct.

Overview

Project Address: 55 Lakeshore Blvd East, Toronto, ON M5E 1A4

The ³Ô¹ÏºÚÁÏÍø is building an elementary school in the Block 4 of the Menkes’ mixed-use development in the Sugar Wharf community. The school is planned to accommodate 455 students from JK to Grade 8. The school will be located in the 3rd floor of the condo podium with exclusive use of an active playground on the third-floor rooftop and shared access to a playground at the adjacent city park.

Background

The Lower Yonge Precinct is an emerging mixed-use community situated along Toronto’s central waterfront. This Former industrial area was identified by City of Toronto as an area well suited for revitalization. In 2016, Waterfront Toronto and the City of Toronto completed studies for the Lower Yonge Precinct Plan, which established the planning requirement for urban design and community infrastructure. Staff from the ³Ô¹ÏºÚÁÏÍø Planning Department participated in this comprehensive planning study and determined that a new elementary school would be required to accommodate the proposed population density and intensification planned for the Area.

In planning for an elementary school, multiple potential locations and approaches were considered by the ³Ô¹ÏºÚÁÏÍø. The traditional land acquisition model for ³Ô¹ÏºÚÁÏÍø has been a stand alone building on 3-acre parcel of land. With rising real estate prices and scarcity of large parcels in the area, it was extremely difficult for ³Ô¹ÏºÚÁÏÍø to acquire adequate land to accommodate a traditional standalone building in the Lower Yonge Precinct. After these considerations, alternative approach of forming a partnership with an existing developer, to build a school in a podium of the building with access to playground space in the podium and city park became a sensible approach.

On November 18, 2021, the ministry provided funding for a new Jk-8 school with 455 pupil places at Lower Yonge Precinct, now known as Sugar Wharf Public School.

Objectives

Once completed, the school community will benefit from the following:

  • A new podium school in the community of Lower Yonge Precinct within walking distance of public transportation
  • Modernized, state of art facilities compatible with today’s pedagogy
  • Access to active and contemporary outdoor space, integrated within the school and adjacent to the school property

Project Updates

  • Consultant is developing Phase 1- Podium School Guidelines with collaboration of ³Ô¹ÏºÚÁÏÍø internal departments
  • Phase 2- School design is in early schematic design and in coordination phase with the developer.
